OCF Project & Commercial Management played a vital role in the Baker Street, Ballincollig Development, taking on the responsibilities of Assigned Certifier, Design Certifier, and Project Supervisor for the Design Process (PSDP). These roles were critical in ensuring that the project met all regulatory requirements, maintained high design standards, and adhered to safety protocols throughout the construction process.

1.  As the Assigned Certifier, OCF was responsible for overseeing and coordinating the certification process to ensure the development complied with all statutory building regulations. Our duties included managing the inspection plan, conducting site inspections, and verifying that the works met regulatory standards at key stages of construction. We worked closely with the construction team to provide ongoing oversight, ensuring that all aspects of the build complied with legal and regulatory requirements, from the foundation to the final handover. By taking a proactive approach to compliance, OCF guaranteed that all certifications were in place, giving stakeholders confidence in the quality and safety of the completed development.
2. Acting as the Design Certifier, OCF was responsible for ensuring that the design of the apartment units and the broader development adhered to the necessary building regulations and standards. We worked collaboratively with the architects, structural engineers, and other consultants to confirm that the proposed design solutions complied with statutory requirements, including fire safety, accessibility, and structural integrity. By certifying the design, OCF assured that the project met the highest standards of safety, functionality, and quality before and during construction.
3. As the PSDP, OCF took on the responsibility for managing safety throughout the design phase of the project. We ensured that all potential health and safety risks were identified, assessed, and mitigated during the planning and design stages. This involved coordinating with all design professionals to eliminate hazards where possible or reduce risks to workers and future occupants. We compiled and managed the Safety File, documenting all relevant information regarding the design, materials, and construction methods used, ensuring that the development was planned and executed with health and safety as a top priority.
